*INTERNATIONAL PROJECTS CONSIDERED UNDER FOLLOWING PARAMETERS:
Loans starting from $5MM (Canada, Mexico), $10MM - $20MM+ (SA, Europe, Asia) with following attributes:
- Backed by hard currency [US$,DM,EURO,GBP,JPY, etc] and/or existing, income-producing properties or….
- Backed by Non-income real estate assets of defined value or…..
- Backed by Financial securities, in most countries of the Western world.
- Loans range from 50% - 70% of the properties’ value supported by strong cash flow and/or credit tenants.
- Possible terms of 1 to 5 years, paying interest only for the term of the loan.
- Must have comprehensive Business Plan available (see below for components of a good Business Plan)
- FUNDING RANGE:
- From $15,000– No Upper Limit (depending on financing request) Wheelhouse Range: $500,000 to $10,000,000 (Reflecting the more common commercial real estate or business-based loan transactions domestically)
FINANCING REQUEST PROCESS
- Complete IBS Financing Request Intake Form (or Project Summary Questionnaire if applicable)
- Business Plan may be requested as well depending on Project Type
- Next step after review of initial information is generally a discovery introduction call with Principals.
BUSINESS PLAN A quality Business Project Plan must be a comprehensive SELLING DOCUMENT and should include the below components:

- Any and All Marketing Collateral *At Minimum
PROJECTS WE WILL NOT CONSIDER OR CASE-BY-CASE BASIS:
Film Projects (unless producer has established production experience, industry credits, and liquidity)
- Residential tract developments (unless in strong metropolitan area & strong marketing studies in place)
- *Start Up or Proof of Concept (PoC) Projects with no established market tested product or service, no significant equity into Project, or looking solely for Angel investment or seed capital, & < $1MM
- Requests based on Art, Precious Stones or Gems, or other forms of unconventional collateral (If Client unwilling and/or unable to show solid paper trail of purchase or if there is not a legitimate secondary market for it, we will not consider it)
- NO Projects asking OUR Sources for “Proof of Funds” as pre-requisite to investing in their Project.
- NO International Projects that do not originate in US or have US Citizens as main Principals
- NO International Development Projects
